House proud

This is the last-built and the only remaining home built in the Oasis development, and as such, comes with its own custom plan, “The Platinum,” developed specifically for this home. Robert Merolla, the Aurora Property Group agent representing the listing, says buyers were able to customize the finishes and fittings in the first 15 homes in the 23-home project, which were purchased prior to final construction. In the later phase, he explains, “demand was so high for these homes, the developer chose to fit the homes completely and provide a 100% turnkey transfer to new buyers.”

“This is a transitional style with some colonial elements and some modern farmhouse, but the developer did not go all out in any one direction—he really blends the styles,” Merolla says.

What’s the plan?

The 1,700 square feet of the first floor includes an open format kitchen, living and dining room with a gas-fueled fireplace and a 330-square-foot primary bedroom with a walk-in closet and two standard closets. There is a powder room in a hallway off the kitchen leading to the three-car garage. The second floor features a second 244-square-foot primary bedroom suite with a soaking tub and oversize glass shower. Two 169-square-foot bedrooms share a full bathroom, and a 440-square-foot media room serves as a second space for family recreation and gatherings. The 1,700-square-foot lower level has finished floors, ceilings and egress, is fully insulated and waterproofed, and Merolla says it can be customized post-purchase as a media or recreation room.

What’s cooking?

The 355-square-foot kitchen has been outfitted with Bosch and Thor appliances, including a professional-grade stove and double ovens. The cabinets and center island are topped by Cambridge quartz, and the show-stopper is a full-height backsplash. The kitchen has a wine fridge and a floor-to-ceiling pantry.

What else?

The home’s high-end finishes includes 6-inch-wide plank white oak floors, stylish casement windows, decorative marble surrounds and other crafted details, and a “creatively inspired modern farmhouse exterior.”

One cool thing

Agent’s callout

With current tariffs on imported materials and surging labor expenses, Merolla says “the cost to rebuild would exceed $3.4 million, offering an unparalleled opportunity to own a future-proof legacy property.”

Location, location, location

The town of Mattituck with dining and shopping on Love Lane, is 3.5 miles from the home. Breakwater Beach is 1.2 miles and Iron Pier Beach is about 5 miles, as is Bailie Beach Park
