This unusual configuration also comes with an unusual provenance. The original portion of this home and its annex was part of the 1902 Oxford Hall Hotel, a well-known summer resort. The main hotel was destroyed in an fire in the 1950s, but the annex survived, was separated from the ruins and moved to Sterns Point Road. After a stint as a boarding house, it was acquired by gallerist Beth Swanström in 2013, who gut renovated it, keeping historic details intact. In 2020, the owner worked with historical architectural designer David Griffin on the addition of a five-bedroom annex (making the original now the main home) and connecting the two by a covered breezeway. The completed structure operates as an owner-occupied boutique bed and breakfast called Seven on Shelter Island.
“One of the greatest things about this property is its optionality,” says Natascha Tillmanns, the Sotheby’s International Realty (East Hampton Brokerage) agent representing the property. “It offers integrated living, with owner on premise and passive income or it’s perfect for family compound, especially multi-generations. …It could be a great project for someone who wants an owner-occupied business.”

What’s the plan?
Both structures have two stories. The new annex features a double-height living room and ensuite bedroom on the first floor and a large ensuite primary bedroom with its own deck and mezzanine office space. The original annex includes the kitchen and outside covered porch for dining, an office, a common room and living room with a wood-burning fireplace on the first floor, along with two ensuite bedrooms with alcoves. The second floor is dedicated to five ensuite bedrooms. The 2,588-square-foot full-height basement is partially finished and serves as utility and storage space.

The kitchen is equipped with a Thermador cooktop and oven, and Frigidaire professional-grade refrigerator and dishwasher. Stone counters top the white Shaker cabinetry. The island is long enough for catering and service purposes.
“It’s a great flow-through kitchen and [area for] congregating,” Tillmanns says.

Indeed, “Location, location, location is what makes this so unique,” Tillmanns says. “Everyone knows the place but it’s very private, down a little lane.” Nearby is Crescent Beach with Andre Balasz’s popular summer spot Sunset Beach overlooking the water, the Perlman Institute and the recently revamped Pridwin Hotel. Sylvester Manor Educational Farm is 1.2 miles (its “Growing Together” cocktails and farm bites fundraising event is Aug. 15), and the North Ferry terminal is 1.4 miles.
