This waterfront home at the head of Stirling Basin was originally built in 2004 and completely renovated by husband team of Justin Concannon and Roric Tobin, agents at Compass who have developed six properties on the North Fork, including ground-up new builds, large-scale renovations, historical renovations and additions. Tobin brings his interior design experience to each project.
What’s the plan?
The Concannon/Tobin renovation reconfigured the ground floor, converting the side-facing living room into a first-floor ensuite guest room, den and utility closet, creating a new living room from the former garage to face the waterfront.
When they saw the house, Tobin says they asked, “How do we make this work?”
“It was a fine house, well-built but it didn’t make sense — the living room was facing the side — it was wide and shallow and not looking at the water. The driveway took up what is now the backyard and pool,” he says. “We put a lot of attention in the details and the flow. It has separate places for when you have guests or family, so you’re not on top of each other.”
Now, the living room faces the water and the pool, and the area is completed by an attractive custom-designed wet bar finished with specialty lacquer and a powder room that adds to the entertainment value. The living room features a gas fireplace with book-matched slab fireplace surround, black wood slats from the oak mantel to the ceiling. On the second floor, two guest bedrooms of near-equal size share a hallway bathroom and the large en-suite primary bedroom suite includes a dressing room and sitting room/office. The spa-inspired primary bathroom has a soaking tub and separate water closet. The home is offered fully outfitted with personally selected furnishing and finishes.

What’s cooking?
The expanded eat-in kitchen is set off by a partial wall that has the feel of an open format, but also provides separation from the dining area. The designer selected Bosch appliances, hand-picked the natural quartz slabs for the counter from a marble yard and chose a neutral palette for the cabinetry. The center island seats three and there’s a double-door pantry integrated into the cabinetry.
What else?
All the bathrooms were gut renovated and restyled with unique luxury tile selections, and other major renovations include full replacement of plumbing and electrical systems and the exterior work included putting in retainer walls, a gravel parking area, landscaping with natural beach grass and hydrangeas, and dock repair.

“There is a sophisticated coastal aesthetic to the house,” Tobin says. “The marine-blue wet bar with teak counter evokes a Chris Craft. Details like cable railings and clapboard cathedral ceiling in the primary suite give subtle hints to the marina.”



Location, location, location
The home is at the head of the creek, which Tobis says is light on car and marine traffic. “You’re looking at the marina but you don’t have 50 boats going past your door all the time. It’s a nice combination of watching boats but being in a quiet place.” The center of Greenport village is about a mile away.
