House proud

Built around 1900, the farmhouse has notable heritage, having once belonged to members of the Boisseau family, who have roots dating back to the 17th century in Southold. It has retained its historic character and many of its original architectural details, including wainscoting, pocket doors, paneled ceilings, door and window moldings, the original newel post and banister and hardwood floors. Unique features from a bygone era include a laundry chute, ornate hardware, a built-in medicine cabinet and window seats.

“The high ceilings throughout the home speaks to the wealth of the original builder, as well as the beautiful entry hall with details such as a wheel-etched glass cut door,” says Nicholas Planamento, the William Raveis listing agent representing the property.

What’s the plan?

This home retains a traditional plan with the common rooms on the ground floor and all bedrooms on the second floor. The living room features a wood-burning fireplace and exposed ceiling beams; another sitting room includes the bay window. The dining room has half paneled walls and large windows. The upstairs bedroom has built-in seating in the bay window and an adjacent flexible room that can be used as a nursery or converted to an ensuite bathroom. There is an unfinished basement and walk-up attic.

What’s cooking?

The eat-in kitchen features original beadboard paneling, country-style wood cabinets and a circa 1930s porcelain sink with windows overlooking the yard. The adjacent panty offers plenty of storage on the shelving and ample space for the laundry appliances. A wood-paneled three-season sunroom offers additional dining space.

What else?

Other outbuildings include a post-and-beam barn, which previously hosted generations of local school dances, a two-story workshop with a certificate of occupancy suitable for a variety of craftwork or as a studio, and a tool shed. Planamento says the parcel is spacious enough for a pool or tennis court, horses or small-scale farming. “It’s a large lot that gives you a blank canvas for your own vision.”

Amenities and more

  • Wood-burning fireplace
  • Studio/barn
  • Sunroom

One cool thing

The post and beam barn is equally historic, having been recognized by The Southold Landmarks Preservation Commission, which noted the “house and barn complex contributes significantly to the historic viewshed and landscape of Southold.” Though so cited by the commission, the property is not landmarked, allowing a new owner to “put their own creative imprint on the house and barn/studio,” says Planamento.

Agent’s callout

“I am reminded that the house has all the feeling of a romantic Hallmark movie. This house is the story of a place and if you are a creative, you have an incredible blank canvas to work with.”
