House proud
Designed by Hamptons architect Barnes Coy, this home built in 2018 sits atop a 55-foot bluff overlooking the Long Island Sound. Use of glass to create floor-to-ceiling transparencies is a hallmark of the firm and this house does that spectacularly, maximizing the “forever view” over the water.

“This is a rare example of a Barnes Coy home on the North Fork,” says Kristy Naddell, the Douglas Elliman agent listing the property, noting the firm’s primary footprint in the Hamptons. “But, we are now seeing a demand for these more modern properties on the North Fork.”
What’s the plan?
A distinguishing feature of the two story home is the double height glass curtain wall facing westward over Long Island Sound. The ground floor features an open format kitchen, living and dining room, which combined offer 974 square feet, with numerous egresses to the 1,034-square-foot swimming pool patio. A wing on this level includes two bedrooms of 228 square feet each. A floating staircase leads to the second level, devoted to two large bedrooms, one of which is the primary, with an extra-large walk-in closet and bathroom. The secondary bedroom has a private balcony. The lower level has a 557-square-foot recreation room, and full bathroom and is designed in what Naddell calls a mod “London speakeasy” style.
The bathrooms feature Eggersmann vanities, towel warmers and Stone Source porcelain tile, and one had a large soaking tub. Throughout the home are white-oak floors and Alabama limestone radiant-heat flooring.

What’s cooking?
The kitchen space is 174 square feet and features appliances by Wolf and Bosch, and custom cabinets by Eggersmann, a luxury German manufacturer. Convenience appliances include under counter wine and beverage fridges. A center island is both a prep space and seating area for four. Adjacent to the kitchen is a walk-in pantry and a glass-enclosed wine wall.
What else?
The house is located in a private neighborhood with its own park and private stairs to the beach.

The 1,000-square-foot rooftop terrace offers wide views over the water and Naddell says is a key lookout for sunsets.
Agent’s callout
“It’s rare to find this type of property in Cutchogue with beach access,” says Naddell. Though offering privacy on a cul de sac, she says, “You’re not off the beaten path, and you have easy access to town and the vineyard route.”

Location, location, location
The home is fewer than three miles from the town of Cutchogue and the Route 25 wine route through the North Fork, and 4.6 miles from Mattituck. Bailie Beach Park is 3.7 miles, Veterans Beach is 5.6. miles and Iron Pier Beach is about nine miles.
