House proud

This collection of eight new luxury homes creates its own enclave in Southold’s farm lands, equidistant to water on either side, by the same company that built the Estates at Royalton in Mattituck and the Bridge Lane Barns in Cutchogue. Kristy Naddell, the Douglas Elliman agent representing the listing, says this is the largest of the four remaining on the market.

“What truly sets this apart is the level of construction quality. This home reflects the standard MarrCon brings to every project — thoughtful design, meticulous execution and a refusal to cut corners,” Naddell says of the East End and North Shore luxury home builder. “This is a great house for year ‘round or seasonal use.”

What’s the plan?

The home is entered through a generous covered porch leading into a large foyer with a built-in bench area that provides separation from the open-format great room: a wet bar is built in on the other side. To the right of the foyer is an ensuite bedroom, and to the left is a hallway leading to a half bath, an office with a curved wall of windows, and the garage. The 447-square foot dining and living area provides access to the 346-square-foot primary ensuite bedroom with a large walk-in-closet, and to the 210-square-foot covered patio and the larger backyard patio. Hallways on this floor provide separation from the living and sleeping spaces. Up the stairway tower are two ensuite bedrooms, each with a walk-in closet, and a family room of nearly 300 square feet. There is Terra Legno North American Oak wide plank flooring throughout the home. Naddell says with an egress window and septic, the large walkout basement is ready to be finished for an additional bedroom, bath, gym or other flexible use.

What’s cooking?

The 327-square-foot kitchen is equipped with top-line GE Monogram appliances. The custom inset cabinetry by Pennsylvania Dutch features in-trend brass hardware and fixtures, including a pot filler over the stove. Napa Stone marble countertops and backsplash of the same marble complete the look. The center island seats four and there’s a separate wet bar area with wine fridge that also services the dining area. There’s an adjacent 59-square-foot pantry.

What else?

The property is fenced in and comes with a full landscaping and masonry package.

Agent’s callout

“My favorite space in the home is what I consider the office, though it’s really a beautifully designed flex room. The curved windows immediately draw you in—it’s an architectural moment that feels both intentional and unique. With custom built-ins, a wine fridge and pocket doors, the room adapts effortlessly as a den, gym or even an additional bedroom. It’s the kind of thoughtful design that elevates how the home actually lives.”

Location, location, location

“You are part of the Southold town park district so there is access to Founders Beach on the bay side and you’re just minutes away from Sound beaches,” Naddell says. The town of Southold is 1.3 miles from Lauren Avenue and the Sound-side beaches of Town, McCabe’s and Kenney’s are  1.9, 2.6 and 2.8 respectively. The Horton Point Lighthouse, constructed in 1857, is 2.4 miles and is a beloved landmark and museum open Memorial Day weekend to Sept. 13.
