A former potato barn in Southold is a multi-family home with rustic details.

The nuts and bolts

3 baths

0.95 acres

House proud

On the grounds of a historic farm, this home was once a potato barn, and in the 1960s was converted into a five-bedroom home with a legal one-bedroom apartment in Southold’s Gin Lane Beach Community. “This is rare in the hamlet of Southold,” says Ryan Springer, who is co-listing the property with Kate DiGregorio of Corcoran. He noted its legal status makes it an “good rental situation.”

What’s the plan?

The main residence is contained on the first floor, with four bedrooms and a full bathroom in one wing on one side of the foyer and the common rooms on the other side. The open format features a 426-square-foot living room and 181-square-foot dining room; the kitchen is separated by a doorway. The upstairs unit has a flexible format, allowing for one or two bedrooms, a 514-square-foot family room and a kitchenette and full bathroom. The unfinished basement has 11-foot ceilings, two garage doors, a full bathroom and “lots of potential” says Springer. “It’s a rare opportunity for any kind of craftsmen or car collector or woodworker.”

What’s cooking?

The eat-in kitchen (153 square feet) was renovated about 10 years ago and is equipped with stainless-steel appliances. The walnut-colored cabinetry is topped with granite counters.

What else?

The house has exposed wood ceiling beams, matching the natural-wood finishes and trims and complementing the oak floors. The upstairs apartment has its own entrance and small deck; the ground floor has a paved patio area for grilling and dining.

Amenities and more

  • Wood burning fireplace
  • Greenhouse room off the main floor living room
  • Private pond

One cool thing

The property has desirable assets around it, backing up to preserved land, a private pond and surrounding wooded landscape and deeded beach rights.

Agent’s callout

“This house has great light with lots of windows and a good feel to it,” Springer says. “The Gin Lane community is a quiet neighborhood without any through streets.”
