Hotel Moraine, a new luxury resort in Greenport, has officially opened its doors — just in time for the summer season. With lush rolling lawns and unparalleled views of the Long Island Sound, the new vacation destination is an ode to the North Fork’s land and sea. 

The hotel’s name is a fitting tribute to its location. The family resort is situated high above the Long Island Sound on a bluff forming part of the Harbor Hill Moraine, giving the property access to breathtaking panoramas of the surrounding natural beauty. 

Previously known as the Sunset Motel, the property was acquired in October 2022 by Kristen and Daniel Pennessi, co-owners of Croteaux Vineyards and former owners of the nearby hotel, The Menhaden. Since then, the hotel has undergone extensive renovations, including the construction of a new lobby and pool area. 

“The lobby has these massive windows that allow you to see, from the minute you pull into the parking lot, straight through to the Long Island Sound,” said Kristen Pennessi.

Guests can unwind in the lobby’s bar and lounge, take a dip in the saltwater Gunite swimming pool, or hang out at a communal cottage along the bluffs, which features an outdoor bar and game room. The expansive property also includes 200 feet of private beachfront, where guests can ride complimentary paddle boards or soak in the views from the bluffs, which host Adirondack chairs and fire pits that are perfect for roasting s’mores. 

The property also provides thoughtful resources for families, such as welcome gifts, kids’ bath amenities and engaging craft activities in the cottage on weekends. Ice cream is also served by the poolside daily between 3 and 4 pm. 

“We’re very family-focused, so a lot of things we’ve incorporated into the property are focused on our tiniest guests,” explained Kristen Pennessi.

Each of Hotel Moraine’s 20 guest rooms are divided into an east and west wing and provide guests with a range of options to suit their preferences. The hotel offers 18 king-sized beds, including one with a double pull-out bed, as well as two double queen-sized beds. Some rooms feature private terraces, while others offer cozy fireplaces, ensuring a warm and welcoming atmosphere. 

Drawing inspiration from the rich farmland and seascapes of the North Fork, each room is tastefully adorned with natural materials, blending soothing neutral color palettes with coastal elements. Each room exudes a sense of minimalistic luxury, with spa-like bathrooms that are decked with soaking tubs or spacious walk-in showers, premium bath linens and plush robes. 

Each room also has a minibar stocked with a curated selection of locally sourced drinks and snacks for purchase, including North Fork Potato Chips and beer from Greenport Harbor Brewing Co.

“We’re looking forward to having people visit us this summer and I think once they’re on the property — between the beach and the pool and all the other amenities we offer — I don’t think people are going to want to leave.”
