Clad in cedar shiplap vertical siding and featuring an architectural profile of a traditional barn, this home and its companion in the adjacent lot, offer a variation of the modern farmhouse with an layer of Scandinavian aesthetic.
“This is a very untypical type of architecture for the North Fork and the first of its kind,” says Kristy Naddell, the Douglas Elliman agent listing the property.
What’s the plan?
The first floor is devoted to the large open-format common rooms: 305 square feet for the living room, 197 for the dining room and 178 for the kitchen. The primary bedroom on this level measures 13 x 14, which a large ensuite bathroom and walk-in closet. The living room leads to a wing with another ensuite bedroom, laundry room and an ample mudroom that, in turn, leads to the two-car garage. Atrium-like ceilings and double-height windows maximize the light and add to the feeling of airiness. The second floor is, indeed, all about “seconds”: another primary bedroom suite, at 220 square feet is about 40 square feet larger than the ground-level primary; a second laundry and 233-square foot family room with a vaulted ceiling and exposed wood beams. The second guest room is separated from the primary by a catwalk and living room, offering complete privacy.
The full walkout basement, with 8-foot-high ceilings sand an egress window, can easily be finished, Naddell says, noting that the plan for the septic system can accommodate up to six bedrooms.
What’s cooking?
The light-filled custom gourmet kitchen is equipped with GE Monogram appliances, polished marble countertops, stone backsplash, white-oak Shaker-style cabinets and floors. The center island offers further storage, an integrated microwave and seats four. A walk-in pantry adds 24 additional square feet of storage.
What else?
This and a companion home at 5235 Bridge Lane (300 square feet larger) are the latest offerings from the team at the Estates at Royalton in Mattituck, an 11-home luxury farmhouse style community located on 25 acres. Naddell says the two homes combined, each on almost an acre, would make a stunning family compound. The $120,000+ landscaping package includes an in-ground sprinkler system.
Amenities and more

One cool thing
Naddell says that each bathroom has its own aesthetic and each was differently designed with their own color schemes, wood and tile finishes.
Agent’s callout
“People have been watching these barns going up and they have garnered lots of interest,” says Naddell. “We’ve gone away from themes of white, white, white and offer some real character and really something unique on the North Fork,”
