House proud

The original footprint of this home is a classic 1930s beach cottage, says Kate DiGregorio, the Corcoran Group listing agent representing this listing in Laurel. A complete renovation in 1995 expanded the house, adding a second-story art studio, primary bedroom suite and an overall upgrade, while keeping some original details. It offers access to the Peconic Bay via a private walkway to its own 95 feet of waterfront.

“This is an amazing location for weekend guests who like to kick off their shoes, spend their day on the beach, have a lovely dinner with a view and end the evening with a bonfire on the bay,” says DiGregorio.

What’s the plan?

The main entrance to the home is through a 17 x 7 foot covered porch. The immediate hallway provides access to three bedrooms, two full bathrooms and a laundry/utility room before leading to the open-format kitchen, living and dining room comprising 180 and 638 square feet respectively. The original fieldstone fireplace anchors the living room and along with the floor-to-ceiling views to the bay, makes this great room truly great. Doors lead out to the bay-facing patio. Upstairs, the 425-square-foot primary bedroom includes a balcony with bay views, walk-in-closet and ensuite bathroom, and leads to the adjacent 280-square-foot room currently used as an art studio. The full basement is unfinished.

What’s cooking?

The cook’s kitchen is separate from the great room by a partial counter, which seats two. Natural wood cabinetry is topped by granite counters. All the upper cabinets are multipaned glass. The appliance suite includes a Wolf range. A skylight allows ample light in.

What else?

The original antique wide-plank floors were preserved with the renovation. The garage includes a full bathroom and a wood-beamed loft-style space on the upper level that with a certificate of occupancy. With an oversize lot, there’s room for expanding amenities such as a pool and tennis

One cool thing

The flexible living space and bathroom in the garage offer complete independence as a guest suite, work studio or office.

Agent’s callout

This is a  beach-lifestyle house with unlimited potential because of the size of the lot,” says DiGregorio. “It’s rare to find over two acres on a beautiful sandy beach with absolutely spectacular views that are unique to the North Fork.”

Location, location, location

The home 1.7 miles from the center of Jamesport and .8 miles from South Jamesport Beach, which includes tennis/pickleball and basketball courts, a playground and a seasonal refreshment stand. The 275-acre Indian Island County Park is 6.3 miles away, open all year-round for activities such as swimming, fishing, camping, hiking, cross-country skiing and drone flying. The North Fork wine route 25 is nearby.
