House proud

Built in 2001, this updated center-hall Colonial home in a pedestrian-friendly community comes with deeded beach rights and offers adjacency to natural land and sea environments. Douglas Elliman listing agent Scott Bennett says the house “combines an open layout with traditional features, such as a formal dining room. Clean as a whistle, it has been meticulously maintained with updates.”

What’s the plan?

The main floor offers an open-plan kitchen and family room overlooking the back yard, a more formal living room, dining room and a full bath. The right wing of the first level is devoted to a primary bedroom suite with a full bathroom and Jacuzzi, two walk-in closets and offers separation and privacy away from the common rooms.

The large second floor front-facing landing overlooks the sunny front yard, making this a good spot for a work area or a reading nook, and offering separation between the two bedroom wings of the house. What could be considered a second primary bedroom at about 200 square feet, is in the left wing and includes two walk-in-closets. The remaining two bedrooms in the right wing are of nearly equal size, between 145 and 155 square feet. The three bedrooms share a large hallway bathroom.

The unfinished basement is prepped for transformation into another use.

What’s cooking?

The eat-in kitchen’s dining area is set off in a sunny bay-window formation with French doors offering egress to the deck. Quartz tops the counters on the custom wood cabinets and center island. You could move in during the morning and cook dinner in the evening, and the flexible format offers plenty of options for extending entertaining to the spacious deck.

What else?

The family room features a brick propane fireplace flanked by built-in shelving and storage. There are hardwood floors on the main floor.

Amenities and more

The 16 x 32 mineral-water pool has a large paved patio area for poolside dining or lounging. There’s a two-car garage.

One cool thing (or two)

  • The home has been updated with roof-top solar panels for energy efficiency.
  • The private back yard abuts a large preserve, beyond which is the bay. Numerous water and shore activities are in close range to the home.

Agent’s callout

“This is a very quiet, laid-back beach community,” says Bennett. “The backyard is expansive with the nature preserve acting as a buffer so you’ll always have privacy.”

Location, location, location

No matter the direction, you’re not far from water access. Bennett says the home is “just a stone’s throw” to the August Acres home owner’s association beach on Pipes Cove, and for boaters, Brick Cove Marina is 1.3 miles away. Pipe’s Cove  is 2.4 miles.

The locale affords access to numerous nature areas and parks: It’s .6 miles to Conkling Point, a 25-acre fish and wildlife habitat, one of the largest nesting sites for terns and piping plovers. Similarly, 1.2 miles away, the Arshamomaque Pond Preserve, part of the Long Island Pine Barrens Maritime Reserve, and named a “Last Great Place” by The Nature Conservancy, offers a rich wetland and meadowland habitat with trails for birdwatching.

The Inlet Pond County Park, 2.3 miles away, offers hiking trails through woodlands and a butterfly garden, with trails leading to the freshwater Inlet Pond and observation deck. Inland and 1.3 miles from Kerwin Boulevard, Skipper Horton Park is a green space that’s part of Southold’s “Bay to Sound” project to connect preserves and parkland from the Long Island Sound and the Southold Bay.

The historic Village of Greenport with shops and dining, is 2.8 miles from Kerwin Boulevard. In 2023 Travel and Leisure magazine named it America’s second-best Best Small Wine, Beer + Spirits Town.
