House proud
Built in 2002, the current owners have done extensive renovations to both the main house and the guest cottage, the latter, Douglas Elliman listing agent Alexis Meadows says, is a complete re-do — from interior to exterior, top to bottom and the HVAC in between. The grounds received aesthetic upgrades: a new split-log fence, newly resodded and seeded lawn and other landscaping, security lighting and a new set of stairs leading to the dock.
“The property is very private with a winding driveway, extremely tall trees and mature landscaping, and then approaching the house, all you see is waterfront,” Meadows says.
What’s the plan?
The first level of the main house encompasses 1,925 square feet devoted to an open-format living/dining room and kitchen. Wooden beams and bead-board ceilings provide a cottage-style warmth, and multiple sets of sliding doors provide access to the covered deck running the width of the house and overlooking the Peconic Bay. A 30-square-foot primary bedroom suite to the right of the kitchen features a large soaking tub in a windowed alcove. Sliding doors provide deck access. The second level includes two bedrooms that share a hallway bathroom with a skylight and two large flexible finished bonus rooms upstairs, one with a skylight and a semi-vaulted ceiling, that can be used as an office/study, recreation room or other additional living space. The 783-square-foot basement is unfinished.
What’s cooking?
The 246-square-foot kitchen is outfitted with Sub-Zero and Viking appliances, sand-colored backsplash tile and white Shaker-style cabinetry with black matte hardware that complements the sink fixtures and is a theme carried into the adjacent living room and echoed in the newly renovated guest house. White quartz countertops complete the look on the built in cabinets and stand-alone island. Completing the area is a large walk-in pantry, a half bathroom and laundry facilities.
What else?
The property includes a self-contained 619-square-foot two-bedroom guest cottage with a living room, eat-in kitchen and retro-styled appliances by Big Chill. The cottage has its own fireplace, patio and two-car parking spot.

One cool thing
The nearby Marratooka Club at 2670 Park Ave. holds a place in local Mattituck history. In 1935, the grounds were the site of the tercentenary birthday of John Tuthill Sr., born July 16, 1635, a Southold founder. The event started the “Old Families” movement, gathering descendants of the Southold founders for celebrations throughout the years at the 103-year-old clubhouse.
Agent’s callout
“This home is unique in the sense of having 100 feet of waterfront and terrace entertaining space with decking above the bulkhead,” Meadows says. Though the home is located in a section of waterfront private estates, she says 2100 Park Ave., “really has more of a traditional New England feel to it.”
Location, location, location
The home is 1.7 miles from the town of Mattituck and is a stone’s throw from Marratooka Point and less than a mile from the pond of the same name. Landcraft Garden Foundation, a non-profit horticultural organization whose mission is to provide garden education and advocacy, is less than three miles. The North Fork wine route (25) is less than a mile from the house.
