Wide open spaces, water views, abundant farms and vineyards: We’re biased, but we’re not sure why anyone wouldn’t want to buy a home on the North Fork. Plenty of others obviously agree. Real estate in the area is in hot demand, and home prices are changing fast enough to make your head spin.

Okay, this particular house probably won’t show up in one of your HGTV binges. But if you’re the type with an architect on speed-dial, it’s hard to beat this location — an acre directly across from Sterling Basin, home to many of Greenport’s scenic marinas and walking distance to the beach and village. It’s listed by Douglas Elliman Real Estate for $315,000.
