Wide open spaces, water views, abundant farms and vineyards: We’re biased, but we’re not sure why anyone wouldn’t want to buy a home on the North Fork. Plenty of others obviously agree. Real estate in the area is in hot demand, and home prices are changing fast enough to make your head spin.

We’re here to help, home buyers. In our new biweekly column, we’re spotlighting homes for sale in hamlets across the North Fork at various price points.

This week, we’re kicking things off with some of the best-value homes on the North Fork, all priced under $500,000. Want a turnkey cliffside condo? A fairy-tale cottage right off the beach? Or a fixer-upper with marina views? If you have a taste for a (relative) bargain, check out the listings below.

A Greenport condo with a private beach and pool

This second-floor end unit in the Cliffside Resort has two bedrooms, two baths and is just a few minutes drive to Greenport village. That location, plus the coastal-style interior and access to shared private beach and pool, should make it very appealing to renters (that is, if you ever feel like leaving). It’s listed by Richmond Realty Corp for $455,000.

A cute little beach cottage in Baiting Hollow

Next door to Wildwood State Park with a private beach just down the lane, this cottage can be converted to three bedrooms if you’re willing to squeeze in. It’s also frankly kind of adorable: The wood plank ceilings, hardwood floors and garret bedroom space all add charm. It’s listed by Town and Country Real Estate at $320,000.

A tidy ranch in Aquebogue with a sweet backyard

This open-concept ranch home in Aquebogue has 12-foot ceilings, a two-car garage and a king master with an en suite bath and walk-in closet. But you might not care what the inside looks like when you see the killer backyard with room for the pool of your dreams. Daniel Gale Sothebys has it listed for $349,000.

A ridiculously chic mobile home in Riverhead

If you spent 2020 quarantine binging Tiny House Nation, we may have the place for you. This recently renovated mobile home has wood floors, vaulted ceilings and an updated kitchen. The Japanese-style deck and neat landscaping transform the back yard into a relaxing oasis. Get it from Saunders & Associates for $225,000.

An acre of protected marina-view land in Greenport

Okay, this particular house probably won’t show up in one of your HGTV binges. But if you’re the type with an architect on speed-dial, it’s hard to beat this location — an acre directly across from Sterling Basin, home to many of Greenport’s scenic marinas and walking distance to the beach and village. It’s listed by Douglas Elliman Real Estate for $315,000.
