We asked nine local realtors to share with us their favorite sale of 2018. Here’s what they had to say.

Marie Beninati
Beninati Associates

Peconic

“This deal is one of my favorites for 2018 for many reasons. The stager worked with the seller to transform the home and bring out all the charm of the property, waterfront and interior. It was so stunning that it was featured in The New York Times’ real estate section. As a result, the home was sold in less than 30 days after listing! The buyers were a lovely young family who had been recently disappointed by the loss of a home in a bidding war. They instantly loved the house, saw all the possibilities and made an offer. I was especially delighted that we were able to make this purchase happen for them and help them achieve their dream of having a second home to get away from the city with their little boy.”

Southold

“This is my favorite deal in the township of Southold. The sellers were introduced to me by a good friend. The sellers asked me to come over and discuss the current market, how to prepare their house for market and whether it would sell in current conditions. The sellers followed my advice on pricing and market preparation. My teammate Katie had been working with buyers who were interested in this style home. The first showing produced an offer and ultimately a deal for 98 percent of the asking price, with a very quick closing.”

Sheri Winter Clarry
The Corcoran Group

Big E Farm/Martha Clara Vineyards

“Working with these two families was incredible. The level of detail and thought involved in this transaction was immense. I love learning with each of my transactions. Let alone selling a piece of history on the North fork, transitioning from one amazing family to another! Be on the lookout for fun and fabulous happenings in 2019!”

Southold

“This home was listed just after Labor Day and sold days later, really within hours. Who wouldn’t want Arshamomaque Farm? It’s a large 13-plus-acre waterfront equestrian property with a substantial and sublime residence dubbed The Hive. While there was no ‘bidding war’ on this property, the sellers were super happy with the immediate transaction. Having worked with the family who established this spectacular estate — among the nicest clients one could ask for, — I’d say this is the jewel in the crown of my year! It was simply wonderful to work with these sellers, whom I hope to keep in my life for many years!”

Southold

“All of my sales are my favorite sales! But if I have to choose one … I first met my clients in 2013, when I sold them a home in Peconic. They did a complete, amazing renovation on that home and enjoyed it for many years. As their family grew, they outgrew this home they loved so much. When it was time to sell this year, they called me to list. I listed and sold their Peconic home and happily sold them a larger home in Southold. This was one of my favorite sales of 2018, not only because we were able to close in only 12 days from contract but because they have been loyal clients and we have become good friends. It has always been a pleasure working with them and I appreciate their repeat business.”

Mattituck

“Discovering how this special cabin came to the North Fork in the 1940s, and how it still speaks to those who want to relax and recharge, is one many human elements that brings us together. Starting as a beer pavilion at the 1939-40 New York World’s Fair, it was purchased and moved to its current location as a summer retreat. Now it is a destination for winter moments around the granite fireplace or fishing in the summer at the end of the dock, as heard by the current owners as they shared their enthusiasm for selecting this home. It is the emotional connections created around a property that makes this one so special.”

Mattituck

“My favorite sale of the year was 2755 Oregon Road in Mattituck. It sold in April. This was a very fun property because it consisted of four separate and adjacent parcels of different uses. There was the house, on three acres, a 24-acre farm, a five-acre vacant building lot and a 5-acre piece with DRS. This is what makes the North Fork so unique! There aren’t many places where such properties exist. This land has so many uses and it was a lot of fun listening to what potential buyers had in mind for it!”

Southold

“We brought the buyer to this fabulous, fully-loaded waterfront home on a picturesque creek in Southold with wide open Peconic Bay views. Originally looking to downsize to a beach cottage, location, location, location persuaded this couple they could exchange their suburban home for a quiet beach and boating community with direct bay access plus all the accommodations of fine living and easy entertaining.”

Riverhead

“My favorite sale of 2018 just happened to have occurred in the Riverhead area. 5 Plover Court, Riverhead, was a beachy-style ranch located in Soundview Meadows, just off Sound Avenue. As you entered into the well-maintained subdivision, residents and guests were greeted by a bucolic and sprawling horse farm residence to the west. The home my clients honed in on offered everything they were looking for: an open floor plan, turnkey interior, pool with patio, two-car garage, manicured yard and exclusive association beach rights to the Long Island Sound. I want to wish my clients and now owners the best of luck with their new North Fork purchase!”
