Home prices are moving on up in Greenport.
The median first-quarter sale price reached $515,000 in 2016, up from $449,000 in the same quarter last year, according to a report released by The Corcoran Group last week. The average sale was even higher, reaching $637,000 in the first quarter of 2016, up from $478,000 in 2015.
The jump in the average price reflects a shift toward the higher end of the market, as this year’s total first-quarter sales rose to $14.64 million, more than double 2015’s first-quarter total of $5.74 million.
“Buying activity shifted to higher price points compared to last year,” the report states.
Agent Jerry Cibulski of Century 21 Albertson Realty attributed strong sales to a smaller inventory and appropriate pricing.
“We’re coming back to that confident market,” Mr. Cibulski said. “We are seeing appreciating values in a balanced and controlled way. The new stuff that’s coming in is going very quickly.”
For example, Mr. Cibulski noted, one property recently hit the market in nearby East Marion and received an offer the same day.
“The buyer had been looking for a year and a half,” he said. “When the right house shows up, they’re moving on it.”
So before Greenport real estate gets too hot for the average buyer to handle, here are five available properties priced below the comparatively modest sum of $650,000.
