Articles about house-hunting on a budget are a dime a dozen. We wanted to know: What can you get on the North Fork for significantly more cash — say, one million dollars?

Not surprisingly, that answer depends largely on location and on what’s important to you in a property.

Do you need granite countertops and a Viking refrigerator? Is having a view of the water important? Do you want to go one step further and have deeded rights to your own private beach?

Here are three million-dollar properties we found this week in Riverhead and Southold towns that — no pun intended — fit the bill.

RIVERHEAD • $1,050,000

Built in 1916, this 10,000-square-foot property comprises 3.9 acres and is the site of the former Old Northville School. According to listing agent Matthew Gillies, a licensed real estate salesperson with Daniel Gale Sotheby’s International Realty in Cutchogue, the structure could be used as a private residence, bed and breakfast, office or agribusiness retail space. The property also includes a separate ranch house with two bedrooms and 1.5 baths.

“The historic charm still lingers here at this 99-year-old North Fork icon,” said Gillies, adding that the home features pressed tin throughout. “Buy it and celebrate its centennial next year!” he said.

MATTITUCK • $1,025,000

This 2,487-square-foot expanded ranch comes with an acre of waterfront on Mattituck Creek. The four-bedroom, two-bath home also has a rear deck that features a hot tub and offers “spectacular views,” according to listing agent Susan Berkoski.

“A million-dollar home represents a super-quality build, efficiency and property potential — inside, outside and as an investment,” said Berkoski, a licensed real estate salesperson with Brown Harris Stevens in Greenport. “This house’s location, with actual water views and access and without the continuous and costly worry of flooding or storm damage, translates as invaluable on a monetary scale.”

SOUTHOLD  • $1,100,000

Listing agent Marie Beninati of Beninati Associates in Southold calls this Goose Creek property, which features an open floor plan with three bedrooms, two baths and a gourmet kitchen, “enchanting.”

“There’s over 300 feet of waterfront with a 270-degree view of the water,” she said. “It has a dock and the house is in move-in condition. When you’re on the deck, there’s a nice breeze and no bugs. And when you’re out on the deck at night you feel like you’re in paradise.”
